Founded 1917
The story of Goodyear, Arizona begins not with a city planner or a land developer, but with a tire. In 1916, the Goodyear Tire & Rubber Company — then the world's largest rubber manufacturer — found itself in desperate need of a domestic supply of long-staple cotton, a critical material used to reinforce tire cords. Company president Paul W. Litchfield set his sights on the fertile, sun-baked desert of the Salt River Valley.
In 1917, Goodyear purchased thousands of acres of Maricopa County desert and established the Southwest Cotton Company, a subsidiary dedicated to growing Pima cotton — named for the Pima Native Americans of the region who had long cultivated the crop. Workers arrived, irrigation canals were dug, and almost overnight a thriving agricultural colony took root in the Sonoran Desert. The company town that grew around these fields was named simply: Goodyear.
For decades, Goodyear remained a quiet agricultural community — a place of wide skies, cotton gins, and seasonal field workers. But even then, the seeds of something far greater were quietly taking hold beneath the desert soil.
"What began as a cotton field in the desert became one of the fastest-growing cities in the United States — and the story is still being written."
Through the Decades
1910s
Goodyear Tire & Rubber purchases vast Maricopa County land in 1916–17. The Southwest Cotton Company is established and thousands of acres of Pima cotton are planted, powered by an ambitious new irrigation system drawing from the Gila River. A company town is born.
1940s
World War II transforms Goodyear. The U.S. Army Air Corps establishes Litchfield Park Naval Air Facility in 1942, storing and maintaining hundreds of military aircraft on the desert flats. This wartime infrastructure would later seed the area's aerospace identity and lay the groundwork for what became Luke Air Force Base nearby.
1985
After nearly seven decades as an unincorporated community, Goodyear officially incorporates as a city in 1985. With a population of just a few thousand, the newly minted city begins planning for a future far beyond its agricultural origins — attracting residential development, commercial investment, and new infrastructure.
2000s
The 2000s bring explosive growth. Master-planned communities rise across the desert landscape. The Goodyear Ballpark opens in 2009, becoming the spring training home of the Cleveland Guardians and Cincinnati Reds. Loop 303 and I-10 improvements unlock a logistics and manufacturing corridor that attracts billions in investment.
Then & Now
A City Transformed
From a population of under 10,000 at incorporation, Goodyear has grown into a city of over 100,000 residents — and it shows no signs of slowing. Consistently ranked among the fastest-growing cities in the U.S., Goodyear attracts families, professionals, and retirees drawn by its exceptional quality of life, low crime, top-rated schools, and stunning desert setting.
The Estrella Mountain Regional Park — one of the largest regional parks in the U.S. — sprawls across 19,840 acres at the city's doorstep, offering world-class hiking, mountain biking, and equestrian trails against a backdrop of dramatic desert peaks.
The city's economic engine continues to roar. Major employers including Amazon, Lockheed Martin, REI, and Veritiv have made Goodyear their West Valley home, turning the once-sleepy agricultural town into a vital hub of commerce, logistics, and advanced manufacturing.
Spring training home of the Cleveland Guardians and Cincinnati Reds, opened 2009.
Nearly 20,000 acres of pristine Sonoran Desert with trails, wildlife, and panoramic peak views.
Built on the historic WWII naval air facility site — now a vital general aviation and cargo hub.
Served by the Litchfield Elementary, Agua Fria Union, and Dysart Unified school districts.
Amazon, Lockheed Martin, REI, Walmart Distribution, and a booming Loop 303 industrial corridor.
Goodyear's DNA is industrial — and that's a strength. The city's pro-business culture, established infrastructure, and proximity to major freeways have made it a magnet for Fortune 500 companies, driving job creation, tax revenue, and long-term economic stability that directly benefits homeowners and investors.
Goodyear's master-planned communities — from Estrella Mountain Ranch to Sedella, Pebble Creek, and Palm Valley — are designed with lifestyle in mind. Wide streets, community parks, resort-style amenities, and golf courses create neighborhoods that feel like permanent vacations for residents of all ages.
From Paul Litchfield's cotton-farming gamble in 1917 to the aerospace corridors and e-commerce giants of today, Goodyear has always attracted visionaries. Buying a home here means joining a city whose entire history has been defined by bold thinking — and consistent, remarkable growth.
